Success on the Old Kent Road

ECD Architects Ltd. working with The Peabody Trust have received planning approval for this major residential building on London’s Old Kent Road.  The building is intended to act as a landmark on the major access route in and out of London.  Dickon Robinson, Peabody Trust’s Director of Development and Planning, described the proposal as “a shot in the arm for the Old Kent Road”.

The scheme incorporates a distinctive eight-storey tower with large south facing terraces screened with sliding timber louvres.  The 46 dwellings, 30% of which will be designated as affordable units, will be constructed on the 0.272 ha site of a redundant three storey Victorian manufacturing building.  The project, to be named Success House after the existing building, forms a key component in the regeneration of the Coopers Road Estate, currently being carried out by ECD, Peabody Trust and Southwark Housing. 

The mixed use, mixed tenure scheme will provide affordable housing, flats for sale, a youth centre and an A1 unit, and seeks to maximise density in line with PPG3.  The proposals include much needed landscape improvements to the parking court of the adjacent Kent House development, also owned by The Peabody Trust. ECD’s ambition is to make the project an exemplar of sustainable urban redevelopment on a brown field site, capable of demonstrating zero CO2 emissions well within its lifetime.  This will be achieved by adopting super-insulation standards, high levels of air tightness and mechanical ventilation systems with heat recovery, together with communal biomass CHP.  Particular attention is given in the design to ensure future flexibility and expansion of the services to accommodate upgrading and the introduction of additional technologies as they become available and more cost effective – such as photovoltaics, grey water use, rain water harvesting, waste management and tele-communications.
